The Realestate Property Owner,

Does your Certificate of Title look like this?

A Limited as to Parcels title means that the land survey boundaries between your property and the adjoining properties are not definite, the shape area and dimensions are not Guaranteed.

Your realestate property is a valuable asset and the advantages of having it surveyed are listed below.

  • You will obtain a guaranteed Title with accurate shape, dimensions and area.
  • You will avoid potential property boundary disputes with your neighbour.
  • If you plan any building or extensions council usually require the land boundaries
  • to be defined. Limitations will need to be removed to correctly define the property boundary.
  • If you plan to subdivide (all forms of sub division) then the Limitations must be removed from your Title.
  • Once guaranteed Title has issued no claims can be made against your Title.
  • The value of your realestate property will be enhanced as you will have a better quality of Title over the land.

Our surveying fees are competitive and if 2 or more properties are surveyed at the same time the fee per section is reduced. Check with your adjoining neighbours they may require surveying also.

Our Licensed Cadastral Surveyors can help you with the removal of limitations by preparing Survey and Title plans (see plans above) of your realestate property.
